Selling at ABSOLUTE AUCTION - Selling Regardless of Price.

PROPERTY INFORMATION:

For years, Edisto River Ranch was owned and professionally managed by International Paper, which planted pines that now provide an excellent environment for whitetail deer and other game. The property also has a good supply of cypress, white oak and other hardwood species.

Selling in eight parcels, ranging from 15± to 86± acres, you can offer bids on combinations to achieve a property that that meets your needs perfectly. • Tract #1 - 67± Acres • Tract #2 - 35± Acres • Tract #3 – 86± Acres • Tract #4 – 49± Acres • Tract #5 – 37± Acres • Tract #6 – 31± Acres • Tract #7 – 38± Acres • Tract #8 – 15± Acres

The Edisto River is one of the longest free-flowing Blackwater Rivers in the Nation.
• Located near Sandy Island, Aiken State Park, and the Davis boat ramp.
• Approximately 35 miles from Augusta, 20 miles from Aiken and 40 miles from Columbia.
• Long-term appreciation potential.
• Wooden walkway/pier connecting one parcel to the river, where it provides a perfect fishing platform.
• Surrounding equestrian development opens potential for use as a facility for boarding, breeding and training horses.

The Edisto River has been called North America's Blackwater Crown Jewel, and indeed it is North America's largest undammed/unleveed blackwater river in North America.

With Augusta (home of the Master's Golf Tournament) just 35 miles to the west and Columbia only 40 miles to the northeast, this land offers rural seclusion without sacrificing easy access to and from major cities.

In recent years, neighbors have developed nearby land into horse farms, opening the possibility for some of this land to be developed into an equestrian center.
