Registration begins at 12:00 P.M. on Auction Day. Auction begins at 2:00 P.M.


Ten percent (10%) down Auction Day with closing on for before August 30th, 2016. Certified funds in the amount of:

1- 10 Acres – $2,500.00 per tract; 11 – 80 acres – $5,000.00 per tract; 81 – 160 acres – $10,000.00 per tract; 161 – 240 acres – $25,000.00 per tract; 241 – Up acres – $35,000.00 per tract; Parcel #9 (Lodge) – $40,000.00 and $250,000.00 for the entirety will be required to bid. The certified funds may be in the form of a Cashier’s Check made payable to the bidder, or a personal or company check with a Bank Letter of Guaranty.


A 10% auction fee will be added to the high bid price to arrive at the contract price paid by the purchaser.

Title Reports

Water Rights

Seller intends to transfer the existing irrigation water right claims pertaining to Parcel 1 with Parcel 1. Likewise, the existing irrigation water right claims pertaining to Parcel 5 will be transferred with it. Any other irrigation water right claims pertaining to other parcels would be reserved by Seller at closing of the sale of the parcels, and Seller would quitclaim its interest in those reserved water rights to the purchaser of Parcel 5.

From our review, all water from Carlton Creek Irrigation Company applies to Parcel 5, as do the interests in the Maclay-Lolo Ditch.

There is one domestic well claim that applies to Parcel 5 and will transfer with it.

Stock water rights exist for Parcels 1, 5, 6, 7, 8, and 10 and will transfer with those parcels. Irrigation water rights also exist for Parcels 2, 3 and 4, and would be reserved from the sale of those Parcels and transferred to Parcel 5.
