Massive land auction: 11 square miles of southeast Kentucky set for auction

WILLIAMSBURG, Kentucky (May 5, 2020) — Approximately 7,000 acres in southeast Kentucky with abundant marketable hardwoods, streams, ponds and game will be offered in an online auction, with bidding opening at noon Monday, May 25 and continuing through midday on June 4. Albert Burney Auction Company is marketing the land and conducting the auction.

The land, making up 11 square miles, is located in Whitley County, four miles north of the Tennessee state line. It will sell in two tracts or as an entirety. According to a current survey of the timber, the land had 11.4 million board feet of merchantable timber 10 inches or larger, according to Warren Ward, president of the company. The land is selling with mineral rights.

“This is certainly one of the biggest tracts for sale in Kentucky, and tracts this size in the Appalachians are rare. There are considerable stands of highly desirable woods, including red, white, chestnut and other varieties of oak, as well as maple and poplar. “The hardwoods especially are in consistent demand for cabinetry, furniture and trim of high-end homes,” said Ward.

The land includes five free flowing streams running throughout it, with numerous ponds, providing a haven for the deer and other game, as well as settings for use as pasture for those who wish to use the land for grazing.

All bidding will be online at www.albertburney.com. Albert Burney will provide bidders with needed help with registration and bidding. Individuals seeking additional information may visit the web site or call 256-543-1654.

The auction company also has auctions of large land tracts coming up in Montana, Arkansas, Minnesota and Kentucky.

Albert Burney Auctions, headquartered in Huntsville, Alabama, specializes in the sale of ranches, timberland and high-value estates nationwide.

Opportunity in Paradise – Progresso Pointe Belize Auction

Progresso Pointe Belize Auction – Progresso Pointe, a 4± acre parcel of land on Progresso Lagoon with over quarter of a mile of waterfront, is the perfect place to live, work, play, retire or even develop.

Progresso Pointe has 7 condo units, which are individually titled, and can be sold, rented out or even a combination of both.  A 2 bedroom / 2 bath house, where the new owner/developer could live or retire.  A caretaker’s apartment, entertainment areas, such as: the dining area, kitchen, beach bar & stage, two rustic waterfront cabins, and so much more.

There is additional space for future development to add another condo building, tiny home(s), or more entertaining amenities, such as day tours, yoga weekends, weekend retreats, etc.

This opportunity will be presented to the public, at auction, on Feb 22nd.  The auction will be held live at the property and remote bidding will be made available for those who cannot attend the live auction.

The owner has made the decision to offer this property at Absolute Auction, meaning that the property will sell to the highest bidder, on auction day, regardless of price.

“I’ve been in this business over 20 years and have sold properties in 40 states and 11 countries, and I’ve never seen a property like this, where the barrier of entry is so attractive and so low but the rate of return is so high.” Warren A Ward, President of Albert Burney.

Investing in Belize is different than investing anywhere else in Central America.  Belize is the only official English speaking country in Central America.  And the Belizean legal system uses English Common Law.  Countries like Taiwan and Kuwait are investing heavily into the infrastructure of Belize making this area of Belize a new gold mine of opportunity. With the new roads and bridges, Northern Belize will be even more accessible for tourist and growth.

In order to take advantage of this opportunity, registered bidders will need to register to bid, showing proof of funds, with the successful bidder putting a 10% earnest money deposit down on auction day, with the transaction set to close on or before 30 days after the auction.

Both owner financing and bank financing are available, call Albert Burney, the auction company, for more details.

The barrier of entry for this property is something that doesn’t come around often.  Don’t miss this opportunity. For more information visit http://www.albertburney.com

Rocky Mountain Recreational Area Land Auction

The Mumbers’ Many Streams Ranch off Big Texas Valley Road, described as ‘a breathtaking mountain oasis,’ set for auction Feb. 16.

By Natalie Simms
nsimmshh@att.net

Twenty years ago, local physician Dr. Matt Mumber and his wife, Laura, purchased 420 acres in the Chattahoochee National Forest in northern Floyd County with a dream to build a private retreat center. Now with multiple log cabins, sport court, pool, pond and more, this property now known as Many Streams Ranch is going on the market through an auction on Feb. 16.

Mumber

“We bought the property in 1999 through a private sale, so it’s never been on the open market before to my knowledge,” says Mumber, a radiation oncologist with Harbin Clinic.

“We’ve developed it over the last 20 years as a retreat center and donated the use of it to Cancer Navigators for retreats. We’ve also enjoyed it over the years with family and friends. And for the last five years, we’ve had it listed on VRBO for rentals for family reunions, church retreats and family gatherings.

“We now live on Mount Alto and have a beautiful place there … so we just figured we didn’t need both beautiful mountain views. Really, we are ready for the next chapter in our lives, so we thought now is the time to let someone else build and create the place of their dreams.”

The Mumbers are working with Albert Burney, a boutique auction company based in Huntsville specializing in luxury real estate auctions, to facilitate the live auction that will take place at the property at 3761 Big Texas Valley Road at 11 a.m. on Feb. 16. Registration begins at 10 a.m.

The property has been divided into three individual parcels for the auction. Bidders can bid on each parcel separately or on the entirety as a collective bid.

“It will be one auction and every bidder will have an opportunity to place a bid and the marketplace will determine how much it will go for on auction day,” says James Morgan, project manager with Albert Burney.

“We will go with the higher … whether it’s three individual bids on each parcel or one bid on the collective. The collective must be higher than the three individual bids. Each bidder will have opportunity to increase bid whether individually or collectively.”

Here is a brief description of each parcel (click here for extensive details on each parcel/building):

  • Parcel 1: includes 109-plus acres, the Deer cabins and a pond. From a private or corporate retreat to a family compound to the ideal gentleman’s hunting camp. With approval, this parcel can also accommodate up to a 5,000-square-foot barn and enlarging the pond up to a total of 10 acres.
  • Parcel 2: includes 28-plus acres, Bear & Moose cabins, sport court and pool. The lit sport court includes basketball, tennis, volleyball, badminton, hopscotch, four square and shuffle board. This parcel boasts the ideal homestead location. The existing cabins would be perfect for weekend getaways or build your dream home on this site and you already have plenty of room for guests to visit.
  • Parcel 3: includes 284-plus acres, an orchard, two three-acre building envelopes, and accommodations in place for up to a 5,000-square-foot barn with approval. This parcel is a blank canvas to create your own mountain hideaway. Potential use could include a family homestead, mountain get-away, hunting camp, or a nature lovers paradise.

“The Mumbers have made the decision to sell and close this chapter of their life,” says Morgan. “They still had events there up until the first of the year and are not taking any more reservations at this time.”

The auction is a reserve sale, so the owners have the ability to accept or refuse the final bid or bids, says Morgan.

“We usually ask our sellers to be open to the marketplace and not set a certain price. These particular sellers want the ability to say yes or no at the end of the day, so this is a reserve sale subject to the sellers’ confirmation,” he says.

Albert Burney has been marketing the property for a number of weeks with print ads and lots of digital content.

“We do lots of tracking and work to market the property through a custom campaign…once someone calls, we take them through the process,” says Morgan. “We target buyers looking in the Georgia, Tennessee and Alabama area, as well as high net worth individuals to create opportunities. What we do is stand the property on a pedestal and shine the light on it, but really, the property stands on its own.”

He says they have had some calls on the property but so far not the response they thought they would have.

“The property has beautiful mountain views of the sunset and sunrise, the ideal retreat center or for family compound…it’s a breathtaking mountain oasis,” says Morgan.

The Mumbers do have a conservation easement on various parts of the property but the easements are not in conflict with continued operations.

An Albert Burney representative will be available daily from Feb. 9 from 11 a.m. to 2 p.m. and Feb. 13 through auction day between 10 a.m. and 3 p.m. to show the property by appointment only. You can schedule a private tour by calling, 800-434-1654

Mellowood Vineyard

El Dorado Vineyard set for auction as Seller prepares for Peace Corps

Mellowood Vineyard to sell in absolute auction as owner prepares to join Peace Corps

SOMERSET, California (Jan. 13, 2018) – Eighteen years ago, Linda Neal decided to follow her dream of creating a vineyard in the Sierra Foothills. Today, she’s preparing to sell Mellowood Vineyard at absolute auction so she can pursue her next dream of serving with the Peace Corps.

Albert Burney Auction Company will market the property and conduct the auction.

Neal began planting vineyards in 1987, as owner of a vineyard management company in the Napa Valley from 1987 until 2008. In 2000, she purchased the property now known as Mellowood Vineyard, planting the vines in 2002 and opening the tasting room to the public in 2010. Its reputation has grown through its highly regarded Zinfandel and Syrah grapes and wines. Its 2014 Syrah was named as best Syrah for the state and best red wine of the region in the 2017 California State Fair competition.

Located in the Gold Country of California’s Sierra Foothills, the 25-acre property is located in the Fair Play AVA (American Viticultural Area) of El Dorado County. It has 9.75 planted acres and a tasting room/winery/office. It is irrigated, with two permitted wells providing ample water for the vineyards as well as the ranch-style home.

“There is enough land and water to plant some additional vineyards, so the next owner would have growth opportunities,” said Warren Ward, president of the auction company.

The buyer of the estate will have the right of first refusal for the purchase of the Mellowood brand, signage, inventory of approximately 300 cases, and other assets.

The auction will begin at 11 a.m. Monday, March 5, at the vineyard, 2979 Mellowood Drive, Somerset.

Albert Burney representatives will be available at the property Feb. 28 through the auction day to conduct tours and inspections. Arrangements can also be made for tours prior to that date. Individuals seeking additional information may visit albertburney.com or call 800-434-1654.

Elegant home in San Antonio’s historic Monte Vista District set for auction

SAN ANTONIOAug. 1, 2017 /PRNewswire/ — In 1922, Everett Love and his Italian bride retained the prominent firm of Adams & Adams to create a Mediterranean style home in what we now know as the Monte Vista historic district of San Antonio. And on Thursday, Sept. 7, the home will be offered in a live auction, with Albert Burney Auctioneers marketing the home and conducting the event.

“Monte Vista is an historical treasure chest, and this home is one of its most precious jewels,” said Warren Ward, president of the auction company. The architectural firm had credits that included the famous King Ranch. (The story of the home is described in the 1988 book, Monte Vista, the gilded age of an historic district: 1890-1930, by Donald E. Everett.)

The meticulously landscaped three-story home features flooring of marble, hardwood and tile, with four bedrooms, three living areas, and a heated pool and cabana.

“The owners, Jennifer and Jimmy Day, who have decided to sell at auction, embarked on an eight-month renovation of the home in 2005. Jennifer is an ASID-certified interior designer, and they did a remarkable job while remaining true to the historical features of the home,” said Ward.

Auction personnel will be available at the home by appointment only August 19-20 and August 26-27, or from 10 a.m. to 3 p.m. September 1-7. Individuals seeking additional information may visit www.albertburney.com or call 800-434-1654.

The Atrium is covered by a custom engineered steel support structure with high tech self-cleaning and solar-E glass, which has the option to be totally open to the rest of the home or closed off by a frameless European sliding glass wall system that separates the central area of the home from the private and social area.

The infinity reflecting pool is truly dramatic and the outdoor patio is the perfect area to entertain. A small drainage trough around the pool perimeter balances the water level to that of the surrounding terrace for an incredible, clean horizon effect.

The home is located only 20 minutes to San Jose and 20 minutes from the airport. Nestled on the southern slopes of the Central Valley, it is a relaxed, private tranquil setting, surrounded by rich tropical coffee and fruit plantations.

Outdoor enthusiasts flock to Madison River Valley

A River Runs Through It

Based on a true story, Brad Pitt and Robert Redford brought this fishing tale to life on the big screen back in 1992. America was treated to beautiful Montana scenery, so lovely in fact that the film was awarded an Academy Award for Best Cinematography.

Not far from where this was filmed rests the Madison River Valley Lodge property selling at auction October 15th. Anglers enjoy some of the most diverse and consistent fly fishing here, making it one of the best trout streams in the Western US and Canada. Sentiments like “trophy sized” and “blue ribbon” are often shared in these parts.

But you don’t have to fish to experience Madison River! The whole family can partake in a meandering float trip downstream through the wondrous outdoors. There’s also plenty of opportunity for  boating and water sports on one of the many lakes in the valley.

Hikers, bikers, and campers love the surrounding Madison Mountain Range (the second highest range in Montana) where they enjoy national forests, high mountain lakes, a view of the famous Palisades, and plentiful wildlife.

Because of the rich diversity of Montana’s wildlife and its sprawling landscape, hunters consider it to be a premier destination. Montana is blessed with more than 30 million acres of public hunting land, populated by elk, bighorn sheep, mountain lion, bear, bison, antelope, moose, and waterfowl.

“Like many fly fishermen in western Montana where the summer days are almost Arctic in length, I often do not start fishing until the cool of the evening. Then in the Arctic half-light of the canyon, all existence fades to a being with my soul and memories and the sounds of the river and a four-count rhythm and the hope that a fish will rise. Eventually, all things merge into one, and a river runs through it.”  — Norman Maclean, author

What sellers are saying about Albert Burney

Dear Warren and James:
Over the past thirty-five years, I have been involved in the purchase and sale of many properties.
In the sale of any property, the marketing is always of key importance. To be successful in the handling of properties ——— especially in today’s rugged economy ——— a far reaching marketing approach is absolutely necessary. One can no longer wait patiently for local real estate agents to generate sufficient interest.
